Minoli have enjoyed working in partnership with Mark Knight and the team at Runnymede for over 15 years, supplying Italian, porcelain tiles for their delightfully designed homes.
One such development is The Stableyard at Hooke Farm, comprising two contemporary, detached properties, nestled between Effingham Common and Greatlee Wood, enjoying a rural setting surrounded by wonderful woodland and open countryside.

With three luxuriously appointed double bedrooms and expansive, open-plan kitchen, dining and living areas, the convenient single level accommodation of both houses includes large sections of sliding glass, providing an enormous sense of light and space.
With state-of-the-art kitchen appliances, a fast EV charging point and networked for a range of media connectivity, each residence has also been designed for maximum energy efficiency with Air Source Heat Pumps and high levels of insulation for minimal running costs.
In both properties, each of the bedrooms benefit from ensuite bathrooms or adjacent shower rooms, with modern, designer sanitaryware and premium porcelain tiles from the Minoli product portfolio.
Seen here in House No.2, the ensuite bathroom of the principal bedroom has been expertly laid with the Calacatta design of the Exigo Series in a 60/60 format to the floor and walls. Recreating with authenticity the famous milky-white Italian marble after which it is named, with well defined, sporadic veining, these fine porcelain tiles, with precise rectified edges, have been expertly installed to create an almost seamless surface.

Creating a fascinating feature, the generous shower enclosure includes the slatted wood-effect of Valkiria Esir Décor, a Nordic inspired porcelain tile with the graceful grain of oak. To complete the look of luxury and for extra grip underfoot, the floor of the shower has been fitted with complementary Exigo Calacatta Matt Mosaics, supplied on 30/30 sheets for ease of exact application.

In the second bedroom ensuite shower room, the floor and walls are clad in Dual White, with a gently mottled pattern, which brings a discernible level of depth to the design. Here, the walls of the walk-in shower feature the porcelain Norway Series, with a playful, pebble-effect, inspired by stone from the lakes of Europe. In the Melk design, the variety of shapes and shading include pale hues of off-white and cloudy grey.

The shower floor has again been surfaced in the matching Norway Melk Mosaico in a matt finish, and the tones of all these tiles work so well with the crisp chrome fittings and the warm, wood of the vanity unit.
