Social & Affordable Housing (S&A)
At the heart of what is perceived to be today’s housing crisis, access to affordable homes is high on the agenda for authorities and developers. There have been a number of market forces leading to today’s pinch-point situation but a new drive to build more, level-up and support communities is aimed at significant and sustainable levels of change.
A recent announcement by the Chancellor and Deputy Prime Minister stated that up to 18,000 new Social & Affordable homes will be built with a £2 billion injection of investment to deliver the Prime Minister’s Plan for Change. Whilst this is welcome news, headlines have also pointed to a tangled web of logistical, financial, and regulatory planning obstacles that make progress slow and often unpredictable.
The good news is that the vision for the next generation of social housing includes requirements to build new, safe, green, well-designed properties, suitable for a wide diversity of residents.

Build To Rent (BTR)
The build-to-rent sector is experiencing resurgence and growth. According to global real estate services provider Savills, investment volumes for BTR broke new ground in 2024, reaching the £5 billion mark for the first time, a total once again boosted by a bumper Q4, as investors worked to close deals before the year end. More favourable mortgage lending rates will also provide some respite for landlords and homeowners as interest rates may continue to stabilise or fall.
Build-to-rent is helping bring forward more high-quality housing to the rental market and, with property availability issues at the forefront of the news, a focus on simplifying and streamlining planning regulations and increased investment will be favoured by both landlords and tenants.
