Vabel is a fully integrated design and development studio, redefining London living since 2009.
From capital to construction, architecture to interior design, all are brought together in-house, delivered by one team who are focused on one vision. This innovative approach gives them something rare: control over every detail, every material, every moment of the process.
Their homes are not simply designed; they are carefully curated living experiences. Rooted in the character and rhythms of the neighbourhood, their buildings blend uncompromising, enduring craft with inspired design that feels good to live in – not just today, but for life.
A shining example of this design ethos is the Vabel Townhouse development at 30 Queensway, Bayswater, London W2 3RX, the bathrooms, balconies and gardens of which feature fine, porcelain tiles and Outdoor specification porcelain pavers by Minoli.
Inspired by the timeless elegance of grand Victorian townhouses and terraces, Vabel Townhouse’s architecture takes their iconic elegance, proportion, and enduring craftsmanship, and translates them for the modern era.

Within each of the 28 homes at Vabel Townhouse, you find a rarefied living experience in the heart of the city. These are elegant, fluid spaces that you move through and grow within. Meditative rooms that take daily routines and turn them into elevated rituals. The homes within include 1-, 2- & 3-bedroom apartments, lateral layouts with large private terraces and stunning, luxury penthouses.

A bespoke Italian design theme runs throughout the interiors of these remarkable residences, for which large format tiles by Minoli, manufactured in the province of Modena, are a fitting inclusion.
In the bathrooms, with a contemporary concrete-effect in premium porcelain, the Minoli ReConcrete Series has been expertly installed in the Caribbean design – a rich and biscuity beige, with layered surface variation, and a sunny, warm aesthetic.

In generous 60/119.7 dimensions, with precisely rectified edges, the ReConcrete Series contains over 60% pre- and post-consumer, recycled content, reclaimed from the processing procedure and firing cycle. Combined with other essential natural raw materials, new manufacturing methods help create a virtuous system that promotes the reuse of the component elements, reduces consumption and respects the environment, to which the reduced 8 mm thickness contributes.
In the Vabel Townhouse bathroom design scheme, the ReConcrete porcelain tiles have been laid alongside natural stone, demonstrating how contemporary finishes can harmoniously be paired with more traditional materials to great effect.

Bathing the properties in natural light and providing peaceful, private outside spaces, the apartments benefit from beautiful balconies or terraces, as well as communal garden spaces, all of which feature Outdoor porcelain paving by Minoli.

In the same ReConcrete Caribbean colourway, in sizeable 60/120 formats, these durable, 20 mm thickness pieces have a structured surface, providing extra grip with an R11 slip resistance rating, whilst affording complete comfort underfoot.
The technical properties of this exterior-use material means it is easy to clean and impervious to water and dirt, frost proof and resilient to extreme heat, as well as being fade resistant in bright sunshine.
We’re delighted to see Minoli porcelain tiles and pavers used so extensively in such a prestigious development. Alongside perfectly appointed accommodation, residents also benefit from concierge and security services, landscaped gardens and wellness amenities, all curated to complement a lifestyle of discretion and refinement.
Located in the revitalised heart of Bayswater, Vabel Townhouse sits along Queensway, in a dynamic and evolving London neighbourhood that bridges the refined elegance of Kensington with the creative charm of Notting Hill.

With immediate access to Hyde Park and excellent transport links via Queensway and Bayswater stations, the heritage architecture, cultural diversity and ongoing regeneration of Queensway, the neighbourhood is fast becoming one of central London’s most desirable residential destinations.
